Pavilion REIT Delivers Strong Second Quarter Results

PETALING JAYA, Pavilion Real Estate Investment Trust (Pavilion-REIT) recorded a higher net profit of RM78.66 million for the second quarter ended June 30, 2025 (2Q25), up from RM67.12 million in the same quarter last year. The improved results were driven by strong contributions from Pavilion Bukit Jalil. The REIT’s revenue for the quarter rose to RM213.34mil. Quarterly revenue rose to RM213.34 million compared with RM201.3 million a year earlier, mainly due to higher occupancy and increased earnings from the exhibition centre and advertising spaces at Pavilion Bukit Jalil. Additional advertising income from a new LED screen at Elite Pavilion Mall also supported revenue growth. Net property income climbed 8% to RM133.3 million from RM123.47 million, despite property operating expenses rising by RM2.3 million (3%) due to marketing and advertising setup costs. For the first half of the year (1H25), Pavilion-REIT posted a net profit of RM169.08 million, up from RM150.28 million in the same period last year. Revenue for 1H25 increased to RM441.52 million from RM419.82 million, with net property income rising to RM272.58 million from RM256.05 million. Property operating expenses for the period were RM168.94 million, mainly due to advertising-related expenses and provisions for doubtful debts. Earnings per unit rose to 4.60 sen from 4.11 sen, and the REIT declared an interim distribution of 0.32 sen per unit, payable on August 27, 2025. Looking ahead, Pavilion-REIT said it remains cautious amid ongoing cost pressures, including the service tax on commercial rents, rising wages, and subsidy cuts. However, it will continue to actively manage its portfolio to maintain steady returns for unitholders. The return of international events and concerts is expected to support demand, especially in the hospitality sector, which is showing signs of recovery. As of end-June, Pavilion-REIT’s portfolio includes Pavilion Kuala Lumpur Mall, Pavilion Tower, Da Men Mall, Intermark Mall, Elite Pavilion Mall, Pavilion Bukit Jalil, Banyan Tree Kuala Lumpur, and Pavilion Hotel Kuala Lumpur. In May, unitholders approved the RM480 million acquisition of Banyan Tree and Pavilion Hotel, a move the REIT says will enhance long-term performance and strengthen its presence in Bukit Bintang. CEO Datuk Philip Ho said the acquisitions align with its focus on premium, retail-led integrated developments and will enhance synergies with existing assets. Pavilion-REIT also noted that it holds several rights of first refusal, placing it in a strong position to expand its net lettable area in the future

Data Centre Investments Reach RM144.4 Billion By March 2025 — MITI

KUALA LUMPUR, Malaysia approved 25 data centre investment projects between 2021 and March 31, 2025, amounting to a total of RM144.4 billion, according to the Ministry of Investment, Trade and Industry (MITI). Citing data from the Malaysian Investment Development Authority (MIDA), MITI said the projects, approved under the Digital Ecosystem Acceleration Scheme (DESAC), are expected to create 1,429 high-skilled and high-income job opportunities. “These roles include engineers, data scientists, big data analysts, cybersecurity experts, and IT engineers. Over half of these positions will offer salaries exceeding RM5,000,” the ministry said in a written reply published on Parliament’s website. The statement was in response to a question from Aminolhuda Hassan (PH-Sri Gading) regarding the job opportunities and economic impact of the country’s expanding data centre industry. To assess broader benefits, MITI will conduct a survey examining the economic spillover of the sector. Data will be collected from four main segments: data centre operators, major tech and content providers, telecom and mobile network firms, and equipment and service suppliers within the data centre ecosystem. MITI also noted that several global tech giants have pledged to create around 67,000 direct and indirect jobs in Malaysia’s IT sector and related industries once their projects are fully realised. In addition to employment gains, the government is working to strengthen vertical integration between the semiconductor and data centre sectors by encouraging the use of locally produced semiconductor components in the data centre supply chain.

This cross-boundary railway project, a key initiative under the Northern Metropolis Development Strategy, will significantly enhance connectivity across the Greater Bay Area, particularly between Hong Kong and Shenzhen. The Highways Department signed an investigation, design and construction consultancy agreement with AECOM and AtkinsRealis joint venture for the Hong Kong-Shenzhen Western Rail Link (Hung Shui Kiu-Qianhai). “We’re proud to support Highways Department as it expands its world-class railway network for greater regional mobility,” said Mark Southwell, chief executive of AECOM’s global Transportation business. “Our teams have delivered some of Hong Kong’s most transformative railway projects, and we look forward to applying our expertise as the world’s top rail and mass transit firm to realize this complex infrastructure initiative.” HSWRL will contribute to a more sustainable urban environment while fostering economic integration, cultural exchange, improved accessibility across the region, and facilitating Hong Kong’s better integration into the national development. A trip from Hung Shui Kiu to Qianhai will only take approximately 15 minutes — an improvement that supports the development of a “one-hour living circle” in the Greater Bay Area and facilitates cross-boundary commuting. “This award reflects the global experience, Mainland-Hong Kong cross-border expertise and deep sector knowledge that our integrated team brings to complex infrastructure projects,” said Ian Chung, chief executive of AECOM’s Asia region. “Having worked extensively on key projects in the region, we are honored to collaborate with the HKSAR Government on this vital cross-boundary link. By combining our technical excellence with a proven track record, we remain committed to achieving the highest standards of service for our clients.” The consultancy agreement covers investigation, design and construction for the approximately 7.3-kilometer Hong Kong Section of the HSWRL, which will connect Hung Shui Kiu to the boundary with Shenzhen. The full railway will span around 18.1 kilometers, including 10.8 kilometers in Shenzhen, comprehensively integrating metro networks across the western regions of both cities. To maximize efficiency, transparency and quality, the project will adopt a single Common Data Environment (CDE) and a unified Building Information Modeling (BIM) platform across all project stages, supporting collaboration and cost-effective, timely outcomes. The project is among the strategic transport initiatives highlighted in Hong Kong’s 2023 Major Transport Infrastructure Development Blueprint. AECOM contributed to the development of this long-term vision through its involvement in the Strategic Studies on Railways and Major Roads beyond 2030, helping to shape the region’s future transport network and advancing greater integration within the Greater Bay Area. In addition to this strategic support, AECOM has delivered numerous high-profile railway projects across Hong Kong, including Hong Kong West Kowloon Station, Shatin to Central Link and Tuen Mun South Extension.
