Penang Govt, MRT Corp Exploring Low- to Medium-Capacity LRT System

GEORGE TOWN: The Penang government, together with Mass Rapid Transit Corp Sdn Bhd (MRT Corp) are exploring a ‘low- to medium-capacity’ system for the Penang Mutiara Line Light Rail Transit (LRT) project. State Infrastructure, Transport and Digital Committee chairman Zairil Khir Johari said the procurement board of the Ministry of Transport will choose the type under the LRT system based on passenger projections and the state’s needs. “When we talk about LRT, many people imagine an LRT line like the Kelana Jaya LRT Line, which is a high-capacity medium which can accommodate 15,000 to 30,000 passengers per hour one way but this system is not suitable for Penang,” he said. “Such a line is too high-capacity for Penang. We will choose a scalable system where we can start with a frequency of approximately 2-car trains so that when we want to add in the future, we can put 3- or 4-car trains,” he added. Zairil said the selection of the appropriate mode of transport would be decided in line with the projected needs of passengers and the cost of development and operation in proportion to financial ability. In order to optimise infrastructure development costs, he also mentioned that the government is considering modular construction taking into account current and future needs. According to Zairil, the detailed design for the construction of the LRT takes into account the use of sufficient electricity resources with each station being connected to a Traction Power Substation (TPSS) which will supply electricity to the train system later. The LRT project, comprising an estimated length of 29km, with 20 stations includes 2 interchange stations at Komtar Station and Penang Sentral Station, is expected to start in September or October this year. With regard to the implementation of the National Information Dissemination Centre (NADI), Zairil said that so far, 3 NADIs have been operating in Penang namely in Sungai Pinang, Tasek Gelugor and Taman Prestij while another 11 have been completed in Permatang Pasir, Seberang Jaya, Perai, Bukit Tengah, Machang Bubuk, Berapit, Sungai Bakap, Pengkalan Kota, Komtar, Pulau Betong and Bertam. He said that 10 NADIs are expected to be completed on May 31 in Bagan Dalam, Bagan Jermal, Pinang Tunggal, Sungai Dua, Sungai Acheh, Air Putih, Ait Itam, Bayan Lepas, Pulau Tikus and Batu Maung. — BERNAMA

Jiankun International Unveils Green Energy in Taman Panchor Jaya

KUALA LUMPUR: Jiankun International Bhd (JIB) has inked a memorandum of understanding (MoU) with Micro Energy Holdings (M) Sdn Bhd (MEH) to advance an eco-conscious future further. This partnership illustrates the potential of sustainable development in the real estate industry and underlines a commitment to innovation and responsible development by installing solar photovoltaic (PV) systems in JIB’s Taman Panchor Jaya @ Nibong Tebal, Penang. JIB Executive Director and Chief Executive Officer Edwin Silvester Das said this initiative with MEH is more than an advancement in the company’s project portfolio. “It is a leap towards a greener Malaysia. By integrating sustainable solutions like solar energy into our luxury housing development, we aim to create not just homes but a legacy of environmentally responsible living,” he said in a statement. According to Edwin, the Taman Panchor Jaya @ Nibong Tebal will set a benchmark for environmentally conscious developments without compromising elegance and comfort. This initiative, expected to be completed in July 2026, will feature 116 double-storey units equipped with a minimum of 2.2KW solar systems, underscoring JIB’s investment in green technology and its environmental and community benefits. “The partnership between JIB and MEH for the Taman Panchor Jaya @ Nibong Tebal project reflects our foresight in melding luxury with eco-efficiency. “We are steering the Malaysian property market towards a horizon where luxury and sustainability coexist,” Edwin said. JIB announced in December 2023 that it had acquired a 99.99% stake in Oriental Link Properties (M) Sdn Bhd (OLP). The acquisition enlarged JIB’s footprint and enriched its portfolio with OLP’s high-value projects. The Taman Panchor Jaya @ Nibong Tebal Penang represents a gross development value (GDV) of RM72.69 million and will be a gated community, indicating substantial returns rooted in strategic location and advanced planning. The development, nestled on a verdant 7.58-acre land, is projected to attract buyers keen on green energy and sustainable living. MEH Chairman Tan Sri Abdul Aziz Jaafar said the company’s collaboration with JIB on the Taman Panchor Jaya project epitomises the fusion of modern technology and environmental stewardship. “By harnessing solar power, we contribute to a sustainable future and set a precedent for integrating green energy solutions in real estate development. “This partnership is a testament to our commitment to innovation and dedication to promoting sustainable living across Malaysia,” he said. JIB Executive Director Datuk Ir Donald Lim said this green initiative aligns with Malaysia’s aspirations for sustainable urban development and supports the nation’s agenda to reduce its carbon footprint for the country. “The project promises to lower energy costs for residents, increase the value of their properties, and contribute to the overall welfare by fostering a healthier environment,” he said.

Penang’s Mutiara LRT Line to Improve Mobility, Bolster State’s Economy

KUALA LUMPUR: The Penang Light Rail Transit (LRT) Mutiara Line project is poised to significantly improve mobility, reduce traffic congestion and bolster economic and tourism sectors while aligning with the Silicon Island initiative to establish Penang as a top destination for high-tech investors. State Executive Councillor for Infrastructure, Transport and Digital, Zairil Khir Johari said this transformative infrastructure project has the potential to be a catalyst for Penang’s rise as it bridges geographical gaps as well as propels Penang into the spotlight, showcasing its potential as a prime investment destination. He also highlighted recent reports of investors shying away from Singapore due to the escalating cost of operating businesses there and in this context, Penang has ready infrastructure to offer itself as an alternative to Singapore. “In the shifting landscape of global investment, Singapore’s soaring operational costs have cast a shadow over its once-prominent allure. “As investors retreat from the Lion City, Penang emerges as a compelling and attractive alternative with its well-established infrastructure. The LRT project will further boost Penang’s image to attract investors,” Zairil said. Additionally, the LRT is said to provide efficient transportation and environmental sustainability by reducing carbon emissions and supports the goals of the National Energy Transition Roadmap and Penang 2030 vision. Zairil said the LRT project has been on the drawing board of the Penang state government for 9 years and has gone through all the necessary processes and critical approvals, such as the Railway Scheme and Environmental Impact Assessment. Meanwhile, Bank Muamalat Malaysia Bhd Chief Economist Dr Mohd Afzanizam Abdul Rashid said the project will have a positive spillover effect on the state’s economy. “The construction job will provide jobs for the local contractors, resulting in higher demand for building materials such as steel, concrete and machinery, among others. “Upon completion, the LRT infrastructure would help to ease traffic congestion, reduce travelling time during work commutes and perhaps also reduce carbon emissions along the way,” he added. — BERNAMA
